What is Objective Offer?

Objective Offer uses exclusive REDm2™ AI technology to audit home offers and assist real estate agents and their seller clients in how to handle the offer.  REDm2™ is a real estate data mining and modeling application that scans and extracts unique features of a home offer, considering 30+ unique data points, combinations, and scenarios.  Each offer is then "transformed" into four unique, usable, numeric scores a listing agent and home seller can use to simulate how to respond to the offer.

 

Each home offer report includes scores that help rate the offer price, offer strength, seller leverage, and overall offer score.

Who is Objective Offer for and how much does a report cost?

​Objective Offer is a service intended for listing agents only.  The reports are $149 each.

What types of transactions is Objective Offer suited for?

Objective Offer relies heavily on the Comparative Market Analysis (CMA) prepared by the listing agent.  If an accurate CMA has been conducted, Objective Offer can be used with a high level of confidence.  This applies to homes of all types.  Of course, a "weak" CMA typically means there aren't enough comparable properties, which is oftentimes seen in rural areas, areas that don't experience significant sales, and/or areas with very expensive homes.

Where can Objective Offer be used?

Currently, Objective Offer is only available to real estate transactions in Tennessee.  This is because Objective Offer was founded on the nuances of Tennessee real estate transactions.  We are currently working to add other nearby states.

Isn't Objective Offer just like Zillow "Offer Insights?"

​No.  Zillow's approach looks only at offer price and compares that to other home sales.  Objective Offer considers 25+ metrics only found in the offer, plus local market trends, the position of the buyer AND seller, and a proprietary algorithm that pulls "it all together" in the form of three different reports.

Plus, Objective Offer provides recommendations for handling certain aspects of the offer and how to get the offer to closing.  Objective Offer even estimates sales proceeds and tax implications.

Is Objective Offer considered "brokerage"

No.  Objective Offer's services do not fall under the definition of a "broker" as defined in the Tennessee Broker License Act, TN Code 62-13-102(4).

Can Objective Offer be used to make all my decisions?

Like most everything, there are limits to what Objective Offer can do.  It is intended only as a service to assist a listing agent and their seller client in determining how to handle an offer.  It is not intended or designed to be the sole reason for how an offer is handled and it is suggested that the seller and listing agent collaborate on all home offers.

Is Objective Offer biased to home sellers or listing agents?

No.  Although high scores represent a seller advantage, all algorithms, metrics, and input data questions are completely unbiased and Objective Offer has no affiliation with the seller, buyer or their agents, or any other party directly or indirectly related to the real estate transaction.

What about sensitive information in the offer?

Our website is encrypted, which prevents hackers from intercepting credit card data, passwords, and any information you enter in our forms, including information contained in a home offer.  Additionally, we do not request personally identifiable information such as offer party full name, seller name, or other personally-identifiable information.
